What is a Boundary Identification Survey?

A Boundary Identification Survey identifies exactly where your property boundaries are located. This survey is not simply measuring off fencing but provides legal boundary locations using historical information from the Land Titles Office (LTO) previous surveys and the expertise of the Licensed Surveyor.

When do you need a Boundary Identification Report?

A Boundary Identification Survey is undertaken when purchasing, selling or re-financing land. A Boundary Identification Survey removes uncertainty as to who is the legal owner of a particular parcel of land and ensures that the property you have purchased will not be subject to dispute in the future.

Boundary Identification Surveys are also often required by Local Councils to obtain a Compliance Certificate.

What Information is supplied in an Boundary Identification Report?

A boundary identification Report will include;

  • The location of buildings on or adjacent to the land and any fences present.
  • The existence of Easements e.g. drainage, if any
  • Covenants
  • Any Restrictions on land use

The Surveyor will also report on the distances of the walls or eaves and gutters from the side boundary of the land.
